FAQs about buying a mobile home
Do park homes depreciate?
Many people believe that mobile homes depreciate in value in the same manner as holiday and touring caravans. This is in fact, not true. A well built and properly maintained home, situated on a good quality park will generally hold it’s value, if not appreciate. Obviously, a big factor that dictates the value of the park home is the market conditions as well.
How much maintenance will be required?
Modern park homes need little maintenance. However, it is advisable to have pipe works and gas appliances checked on a regular basis.
Will I have to pay site fees/ground rent?
Yes. The ground rent is paid to a site owner at a rate of approx £100 – £200 a month, although this may vary from site to site, and in some cases plot to plot on certain parks. The exact ground rent of a particular marketed park home can be requested by contacting us.
Will I have to pay council tax?
Yes. All mobile home owners pay council tax to their local council, for most councils it is a band A tax rate.
Do all parks allow dogs/pets?
Not all parks. Animals are allowed onto the parks at the park owner’s discretion – some parks will allow pets, whilst others will not. We would always tell buyers that it is best to check the status on pets with the park owner prior to purchasing any home. Do all parks allow families/children?
No. Some parks will not allow children as they only cater for semi-retired or retired park home owners. On these parks, you can of course have your grandchildren to stay/visit for a few nights! However there are also parks which cater just for families with children. Some parks also use their discretion, so again, the buyers can also check with the park owner.
